100% off market. Every deal is sourced directly from sellers — not listed, not public. You get it first.
Do you assign or double close?
Both depending on the deal. We tell you upfront which structure we're using and the assignment fee. No surprises at closing.
What's the earnest money requirement?
$5,000 non-refundable EMD delivered directly to our local title company — Capital Title or University Title. Keeps things serious on both sides and ensures a clean close.
How do I know the comps are real?
We pull sold comps from Redfin — same beds/baths, within 0.5 miles, last 6 months. You're always welcome to run your own.
Is there a cost to join?
Zero. Free to join, free to stay. We make money when deals close — so it's in our interest to send you deals that work.
